Just minutes from the Pacific Ocean and a short drive from Camp Pendleton, Oceanside Plaza is nestled in a fast-growing beach community in San Diego. Heslin Holdings purchased the 124,000 square foot center for $11,250,000 in 2013. ​

At closing, Oceanside Plaza was only 70% occupied with mom and pop local tenants. Since then, Heslin has slowly re-tenanted the center with exceptional credit tenants.

The former junior anchor space, previously occupied by Big Lots, has been converted to a Children’s Paradise Preschool & Infant Center. Their concept is similar to a Montessori early education program. This is their fourth location in San Diego County and most successful with over 200 children enrolled and a significant waiting list. ​

Heslin then tackled the shop space next door to Children’s Paradise. The team signed a lease with Dollar Tree to take over approximately 11,000 square feet. With Dollar Tree’s presence in the center, the team projects an increase of over 200,000 customer trips to the center per/year. Their grand opening was in May of 2019.

The center is anchored by Internet/Recession resistant and “essential” tenants that offer daily needs to the North San Diego community – UEI College, Viva Market, Pep Boys, Dollar Tree, and Children’s Paradise Day Care Center.  This tenant roster generates significant daily-trip traffic and cross-shopping opportunities within the center.  The center is 95% occupied, but numerous below market leases will result in a significant increase in NOI over the near term.

Moving forward, Heslin will continue to re-tenant the space to create additional value to the center. See below for Lease Availability:
