Warnerdale Square Case Study

The Project: Heslin Holdings approached the current owner of the 36,000 square-foot, run-down strip center with a joint venture opportunity.

Challenges: The project presented with several challenges. The center suffered from vacancy, particularly two out of the three pads which had attracted a homeless population for a couple of years. Besides being run-down, the center was also severely under parked.

Results: Heslin used their relationship with the City of Huntington Beach to lobby for the parking standards of pre-1970’s to apply, as the center was built in that time period. Additionally, Heslin helped to lease out the vacant pads. The previous vacant bank building has been completely demolished and when complete it will be a multi-tenant shops building with a Starbucks drive-thru. The other vacant pad has been leased to Optima Salon Suites, a new concept that has grown quite popular. Lastly, Heslin is also doing a complete facade renovation of the u-shaped building in the back of the center.
